​The Mortgage Application Acceleration Program (MAAP) lets users calculate the approximate market value of a residential property in Oakland County. This automated valuation program, which meets the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP), uses comparable hou​​​sing sales to check the value of a home. The process is especially important when buying, selling or estimating a residential property.

Keep in mind MAAP is not an appraisal. The information generated by MAAP is current up to 12 months. Assessments are based on 24 months of sales ending 9 months prior to the date of assessment. Mortgage Application Acceleration Program valuation estimates may be purchased with a credit card (Visa, MasterCard or Discover) for $20 each

What does the Median AV Multi heading of the M.A.A.P. report mean?,
AV Multi is the assessed value multiplier; calculated by dividing the sale price by the assessed value of each comparable sale. The Median is the exact center multiplier of the statistical array. This multiplier is not influenced by outliers and is not the average multiplier.

What does the C.O.D heading of the M.A.A.P. report mean?,

Coefficient of Dispersion The C.O.D measures the relative dispersion about the median multiplier. In other words, the C.O.D. measures how far the comparable multipliers are scattered away from the median. C.O.D. scores ranging from 5 to 15 are considered very accurate. As the C.O.D. score moves over 20 the sampling should be analyzed and refined.​

No, the Mortgage Application Acceleration Program (MAAP) is an Automated Valuation Model which meets the requirements of USPAP.​

How does MAAP work?,

The MAAP accesses data located in a Data Mart, which is a subset of the data located in the county's Data Warehouse. It then queries data based on set criteria and filters initiated by the end user's subject property entry.

What does it mean when it says "Sorry cannot complete valuation"?,

This typically means that there are not enough similar sales in our system to support a valid valuation.​
