Legislation and Zoning Committee Information
Zoning ReviewThe Michigan Zoning Enabling Act (P.A. 110 of 2006) authorizes Oakland County staff to review and comment on township rezoning requests. We receive select zoning petitions after the Township Planning Commission’s public rezoning hearing and recommendation. We review the petitions and submit recommendations to the Oakland County Coordinating Zoning Committee (CZC). The petition is then returned to the Township Board for their final decision. The County is allowed 30 days to review and comment. The County is the sole government agency responsible for boundary coordination. Upon request, our staff will review intra township property cases. Boundary case review includes Master Plan ReviewBy law, Oakland County is required to review all Master Plans and Master Plan amendments prior to adoption. Communities are required to review their plans every five years. The Master Plan is considered the legal basis of zoning. All communities are required to send a copy of the draft master plan to the county and all adjacent communities. Reviews and comments must be completed within 63 days from the receipt of the master plan. Plan amendment reviews are conducted within 42 days. Coordination at the borders is of prime importance in master plan reviews. Coordination Zoning Committee The CZC is a three-member sub-committee of the Planning and Building Committee of the Oakland County Board of Commissioners. The CZC reviews and makes recommendations on cases which The CZC provides an advisory recommendation only. Meetings are scheduled on an as needed basis.
