Digital Flood Insurance Rate Map Update
FIRM Review Timeline
On September 29, 2004 ( , file size 39k) local officials will meet with Oakland County, FEMA, and FMSM staff to discuss the draft FIRMs.
After this meeting, communities will be given a month to review and comment on the draft maps presented. FMSM will address comments made in this timeframe and begin printing and distributing Preliminary Maps to all communities. These maps should arrive at the beginning of the New Year. Another community meeting and a public open house meeting will be held a few weeks after the Preliminary Maps arrive (some time in January or February, 2005).
After the Preliminary Map meetings, a formal 90-day Appeals Period will open; communities and the public may provide further comments or appeals at this time. At the conclusion of this Appeals Period (April or May, 2005), these new comments and appeals will be addressed, and then Final Maps will be created.
Communities will receive a Letter of Final Determination giving the final Base Flood Elevations on the maps in each community, and the date the Final Maps will become effective. There will be 6 months between the Letter of Final Determination and the Final Map date.
During this 6-month period, all communities who participate in the National Flood Insurance Program (NFIP) must revise and adopt their floodplain management resolution or ordinance to reflect the new map date and have it approved by the State and FEMA. Communities who are being mapped for the first time and wish to join the NFIP will be given 1 year to adopt a floodplain management resolution or ordinance and have it approved.
